Please note that rent collection will take place IN February   1st  Wedsnesday  and  2nd  Thursday  and 3th Friday and  4th Saturday . Please let me know at  what time. Those that pay into the bank , please ensure that your instruction is set so the money reaches me by 1st of every month in future. If rent is more than 4 days late from 1 FEB, then their will be an automatic penalty of  £ 10 and further charges if continued. Please note rent collection times are from afternoon  to 10pm. PROPERTY INSPECTIONS INFORMATION:Agenda

PLEASE NOTE THAT THE LAST PROPERTY INSPECTIONS WERE HELD IN NOVEMBER-THIS WILL FOLLOW THE SAME FORMAT. The emphasis on  INSPECTIONS WILL BE ON CLEAN HOUSES

 It is necessary to inspect properties so that they meet the standards as required and help to make your stay as comfortable and enjoyable  as possible and to meet regulatory requirements. Your property inspections will take place between 3th  FRIDAY and  11th  of FEB.. Please let me know of a slot time or this will be automatically booked from Friday  3rd  FEB . Please let me know at what time. It is understandable that many of you are busy, that not all tenants can be present at inspections, nevertheless, all rooms should be accessible if necessary .Two   slots exist a afternoon slot 11.30 am  to 5pm and an evening 7.30 – 10pm.Flexibilty possible(if not in,then re-inspection will be carried out in another available slot)

WE EXPECT YOUR HOUSES TO BE CLEAN IN ANTICIPATION OF THE VIEWINGS FOR HOUSE HUNTING WHICH WILL START IN EARLY  FEBRUARY onwards.

Inspections will take approx ¼+ of an  hour and you don’t need to prepare much. Just the house should be clean and tidy, especially the bathrooms and the kitchens. So houses should be clean and be in a viewing state. Remember a clean house;better quality of life.

Tenants are reminded of a duty to clean and introduce a cleaning rota where necessary.

Your property should be in a reasonable  clean and tidy condition or a cleaner may be employed to clean your house at your expense. A re-inspection may be followed up.

USEFUL PROPERTY INFORMATION GUIDE FOR CURRENT TENANTS :

IN THE UNLIKELY EVENT YOU HAVE ANY PROBLEMS ,PLEASE SEE BELOW

YOUR  ADVISE GUIDE FOR EMERGENCIES and most common house problems/issues summarised (please read your tenancy agreement also) : please refer to your informstion sheet sent to each property with further details in conjuction when your property inspections where csrried out recently

 

WATER LEAK IN THE HOUSE. PLEASE Check the source of the leak quickly . if you cannot resolve this immediately then-please turn of water to whole house at stop tap, located SEE YOUR REF SHEET and contact landlord immediately

  NO LIGHTS in BEDROOM or OTHER AREA/S – check the light bulb . Please remember this is your responsibility to change light bulbs ,if it is safe for you to do so. CHECK FUSE BOX  LOCATED                                     so no fuse button is not down. If problem persists contact landlord.  

 

No POWER to  – check your fuse box

 

Smell GAS –  turn of gas supply at the meter and inform Transco immediately & landlord

 

IF the fire alarm system rings , please follow the fire procedure of assembly outside house,if  false alarm then check the area of smoke and waffed away  OR with fire alarm panel then follow the reset procedure. Ensure your kitchen door is shut when cooking

 

IF your home has a burglar alarm then please use it .CONTACT LANDLORD for code and advise

 

SECURITY – never leave keys hidden outside of house; remember to close and secure windows and doors when leaving; postcode your property with ultra-violet pen;it is advisable to take out insurance policy to cover your possessions; develop good relations with your neighbours Also all fire doors should be shut for fire safety and not kept open.

 

REFUSE- Please no your collection day ; wheelie bins should be out on the pavement on the day of collection \nd taken back as soon as they have been emptied.If your  area does not have a wheelie bin system, you will have to left in garden. They should be tied shut in plastic sacks for collection, do not put the sacks out to the pavement. Its your responsibility to keep garden free of rubbish and tidy.

Please be aware on the green bin ,used for recycycle materials and items only

 

LEAVING HOUSE EMPTY AT VACATIONS during very cold weather-

Turn off water at stop tap , run all taps, leave some heat on in house – a few degrees above freezing ;you  must leave elecrtricity ON, to ensure, boiler,alarms and freezer is working

 

AVOIDING CONDENSATION AND MOULD-it is caused on cold surface and in places where there is little movement of air.Look for it in corners, on  or near windows, and /or behind cupboards and wardrobes. To HELP allow some ventilation , open kitchen and bathroom windows fully when in use ,use extractor fan; leaving space between furniture and walls to allow free circulation of air;

 

OTHERS- food waste should be put in bin, Not down sink thus reducing blockages .USE sink covers when washing etc. If the sink is blocked the landlord could charge. Make sure your utility bills are upto date , this is the tenants responsibility. Also you need a TV licence if you watch TV.ALWAYS USE SHOWER CURTAIN/SCREEN WHEN SHOWERING TO AVOID WATER ON FLOOR

 

GENERAL SAFETY ADVICE-do not misuse  fire equipments ;candles use is not permitted unless with landlords consent and ,if they are secured upright in suitable holders which cannot fall over easily and never out of sight of occupier in use.  HAVE YOU PLAN YOUR FIRE ESCAPE incase ?

DO NOT Block or obstruct stairways, landings and hallways. Tenants to CHECK SMOKE ALARMS WEEKLY and fire alarm call point CHECK WEEKLY and record,call landlord for advise

PLEASE NOTE WE OPERATE A NO SMOKING POLICY .thank you for not smoking on premises

NEVER LEAVE cooking unattended , least you may forget , even to simmer in the kitchen.

 

Please note that as  occupiers you  have a duty of care to your visitors and house mates also. So it is important that your house is  free from defects and faults both internally and externally on the premises as where  possible . All repairs and defects should therefore be reported promptly or immediately as the case may be. Any advise please contact  the landlord.
